The Legacy Process

Phase One: Precision Surface Prep & Exposure

We don't believe in a 'one-size-fits-all' grind. Depending on your aesthetic goals, we carefully calibrate our machinery to achieve your desired level of stone exposure:

  • The Cream Polish: For a sleek, monolithic look, we keep the 'cream' of the concrete intact, refining the natural surface of the slab without exposing the rocks beneath.

  • Salt & Pepper / Aggregate: If you prefer more character, we perform a deeper grind to reveal the beautiful sands and stones hidden within your Houston slab.

This level of control is a 75-year family standard—ensuring the floor we leave behind perfectly matches the vision you have for your space.

Phase Two: Chemical Densification

A critical step. We apply high-grade liquid densifiers that penetrate deep into the slab, chemically reacting to turn it into a rock-hard, dust-proof surface. While the technology has evolved, our commitment to a permanent bond is generational.

Phase Three: Custom Refinement & Shine

We don't believe every floor should look like a mirror. A 75-year legacy has taught us that the right shine is the one that fits your lifestyle and lighting. We progress through multiple stages of diamond-resin pads to achieve your specific 'Reflective Goal'

  • Satin Finish (Low Sheen): A sophisticated, velvety look that feels modern and stays clean with minimal effort. Perfect for residential living areas.

  • Medium Shine (Semi-Gloss): The 'Goldilocks' of concrete. You get crisp light reflectivity without the high-maintenance glare.

  • High-Gloss (Mirror Finish): The ultimate showstopper. We refine the slab until it reflects like glass—ideal for commercial showrooms and high-end modern homes.

No matter the level of shine, our 4th-generation technicians ensure the finish is consistent from wall to wall.

The Technical & Environmental Benefits of Architectural Concrete Refinement

Zero Wax/Stripping (Mechanical Densification vs. Topical Coatings)

Unlike traditional topical sealers, epoxies, or urethanes that wear down and delaminate under heavy foot traffic, polished concrete is not a superficial layer—it is a sub-surface mechanical modification of the actual structural slab. Because we chemically react premium lithium silicates into the free lime of the concrete, we lock the micro-pores of the surface matrix from within. This elimination of sacrificial wear layers ensures your residential or industrial floors will never require chemical stripping, synthetic waxing, or costly re-coating cycles.

Enhanced Natural Light & Ambient Reflection

Our progressive diamond-grit honing and polishing sequence optimizes the slab's specular reflectance. By systematically closing the concrete's surface profile from a coarse matte finish to a highly refined crystalline structure, our high-gloss diamond refinement can increase ambient light reflectivity by up to 20%. This physical transformation maximizes natural daylighting, drastically brightens residential and open-concept warehouse spaces, and reduces baseline electrical energy expenditure.

Hypoallergenic & Dust-Proof (Eliminating Hydrostatic Efflorescence)

Untreated concrete naturally undergoes a chemical breakdown called "dusting," where free calcium hydroxide reacts with atmospheric moisture to release a continuous fine powder. Our planetary diamond grinding process completely eliminates this degradation while transforming the floor into a monolithic, non-porous surface. Unlike carpets that harbor moisture, or porous tile grout lines that collect pet dander, mold spores, and dust mites, our architectural floors do not trap allergens, supporting a clean and healthy indoor air quality environment.

Sustainability & Life-Cycle Value

By refining your existing, cured concrete slab rather than importing new materials, we offer a zero-waste, low-carbon flooring solution that minimizes your project’s environmental footprint. Our multi-step mechanical refinement process completely eliminates the need for volatile organic compound (VOC) emitting epoxies, urethanes, or synthetic overlays. Because we use planetary diamond grinders with multi-head counter-rotating discs to physically densify and hone the concrete molecules, your floor achieves a permanent architectural finish without adding materials to Houston landfills. This structural preservation qualifies our interior and exterior processes for various green building criteria, providing an energy-efficient thermal mass that optimizes indoor climate control.

Maintainability & Lowered Lifecycle Costs

To maintain the structural clarity and high-gloss performance of your LDC refined floor, you do not need heavy industrial buffing machinery, propane burnishers, or aggressive acidic chemical solutions. Because the concrete molecules have been physically condensed and sealed, maintenance is reduced strictly to a microfiber dust mop and a neutral pH cleaner. This eliminates the necessity for hazardous chemical runoff, protects your household or warehouse from harsh fumes, and slashes long-term material lifecycle costs.

Frequently Asked Questions

Why choose LDC for polished concrete?

LDC Floors brings 4 generations of installation experience to every project, which helps ensure the slab is properly evaluated, prepared, and polished for the best possible result.

What is concrete grinding and polishing?

It is a mechanical refining process where a concrete floor is ground, honed, and polished using progressively finer diamond abrasives. At LDC, we use high-end equipment to ensure the concrete grinding and polishing results in a densified, finished appearance ranging from matte to high gloss.

How do you handle dust containment when grinding a floor inside an occupied home?

We utilize industrial-grade HEPA-filtered vacuum extraction systems connected directly to our planetary grinding machines. This creates a good dust collection environment, capturing a majority of airborne particles to protect your home's walls, cabinetry, and HVAC systems during the interior polishing process,  but there most likely will be dust.

Can I choose how polished concrete looks?

To a degree, yes. You can choose the level of aggregate exposure and sheen, from a softer cream finish to salt-and-pepper or more exposed aggregate. The final look also depends on the condition and flatness of the existing concrete, since uneven slabs will naturally reveal more aggregate during grinding.

What is the difference between sealed concrete and polished concrete?

Sealed concrete is concrete with a topical coating applied over it, usually a sealer that sits on or near the surface.

Polished concrete is concrete that is mechanically ground and refined with progressively finer abrasives, then usually densified, so the concrete itself becomes the finished surface. It is not relying on a surface coating the same way sealed concrete does.

Can you polish an existing indoor concrete slab that had old tile or carpet glued to it?

Yes. Our interior floor restoration process involves using industrial diamond-grinding machinery to completely shave away legacy adhesives and thin-set mortars. We prep the underlying architectural slab to ensure a clean, porous canvas before applying chemical densifiers and color stains. If you have had tile, there will still be a ghost impression of where the grout lines were.  In these cases, mechanical diamond grinding followed by a deep-penetrating concrete stain or architectural polish is the ideal solution to mask ghost impressions and create a beautifully uniform, monolithic floor.

Is polished concrete flooring easy to maintain?

Yes. Polished concrete is generally low maintenance and is typically cleaned with dust mopping and a pH-neutral cleaner.
